Akai Estates
Akai Estates is a newer, fully gated enclave of just 16 ultra-modern estate homes on two-acre lots. Each home is designed by architect Vasco Vieira. These homes are custom built from the ground up.

Local Permit Authority
Southwest Ranches is a contract town with no in-house building department. Permit review and inspections are handled by CAP Government, Inc. All applications go through an online portal rather than paper submissions.
Water and Septic Considerations
Most homes here use private wells and septic instead of city service. Adding fixtures that increase water or wastewater load may trigger a separate review beyond your standard building permit.
HOA Approval
Homes in gated communities such as Landmark Ranch Estates or Akai Estates may also require Homeowners Association (HOA) design approval. This is in addition to the Town's permit process.
